11th Ave was a run-down, under maintained house with a closed-off floor plan. The clients desired to maximize the square footage on the property and asked Studio BarnHaus to find a solution. The existing floor plan when our team was first introduced to the project made the house feel tight and cramped. Walls separated the kitchen from the living area and didn’t provide room for a proper family dining area. The laundry was in an odd end of the house where it can be seen and heard by guests. The challenge lie in creating a more open floor plan while still adding square footage to the house and complying with city regulations. Our solution was simple and effective. Dividing walls between the kitchen and living room were torn down, allowing for a grandeur kitchen island, space for a proper dining table, and an open yet intimate living room upon entry. The laundry was placed in a more hidden area of the house. The additional square footage was added to the back of the existing house and served as a master suite, complete with a walk in closet, master bathroom, and private porch to the backyard through modern french doors. To top it off, new quartz countertops, rejuvenated cabinets in the kitchen and bathroom areas, a revived fireplace with a modern aesthetic, and so many other cosmetics were updated in the house. The updated cosmetics on top of its great floor plan makes 11th Ave now a beaming family home on the block to entertain family and friends.
